Lakeview Senior Gardens
Now Open!

The 48-unit Lakeview Senior Gardens community, which overlooks Lake Oconee in Putnam County, officially welcomed its first residents in February 2019!  The community offers seniors quality affordable housing in one of Georgia's most desirable retirement areas. As part of this development, Georgia Communities is also partnering with Goodwill to provide resources and training to low-income families and seniors seeking employment in the area's robust hospitality and retail industries.

Lakeview Senior Gardens was financed through a combination of Housing Tax Credits administered and federal HOME funds administered by the Georgia Department of Community Affairs.

Grove Gardens at East Lake
Now Open!

Grove Gardens at East Lake, located in Atlanta at the junction of the East Lake and East Atlanta neighborhoods, offers 70 units of affordable senior housing in a community experiencing rapid neighborhood change.  The community will also help catalyze a series of neighborhood investments under the leadership of the Greater Piney Grove Community Development Corporation.  Through this unique partnership, Georgia Communities has earmarked $100,000 in grants and matching funds to assist Piney Grove in executing a comprehensive neighborhood Transformation Plan. Initiatives include the development of a community garden, construction internship program and college scholarship program.

Pineview Trace
Opening Early 2022

Pineview Trace will deliver 50 new units of critically needed workforce housing in Vienna, GA. The new neighborhood will offer a mix of 1-bedroom, 2-bedroom and 3-bedroom townhomes to families in need of quality housing convenient to places of employment. The project is being completed in partnership with the City of Vienna, which crafted an Urban Redevelopment Plan targeting the removal of blight and creation of housing between its downtown core and major employment node. Pineview Trace was financed primarily through housing tax credits allocated by the Georgia Department of Community Affairs and is set to open at the beginning of 2022.

Forest Station

Once complete, Forest Station will offer 60 units of housing for seniors in the Forest Park community of Metro Atlanta. GCI worked closely with city leadership on the concept for Forest Station, which will be located less than a mile from the city's revitalizing historic downtown. In addition to contributing to the city's revitalization plan for the area, Forest Station will provide critically needed affordable housing to senior citizens desiring to age in place in the community. 

GCI, together with development partner Paladin, Inc., secured housing tax credits administered by the Georgia Department of Community Affairs in a competitive allocation process. The new community is scheduled to open its doors in the first quarter of 2023.

Cottages at Baynes Creek

The Cottages at Baynes Creek is Phase I of a collaborative effort involving the City of Greensboro, Greene County Habitat for Humanity, and GCI to create a transformative neighborhood with a range of housing options. The Cottages at Baynes Creek will offer community senior citizens 50 single-story flats with a full range of amenities including a fitness room, picnic pavilion, community garden and paved walking path. This investment will be integrated in the future with a new single-family neighborhood featuring quality housing that is currently in short supply in the Greensboro community. Construction of Phase I will conclude at the beginning of 2023. 

Legacy Villas at Eastman
Now Open!

Legacy Villas offers 60 new units of critically needed senior housing in the City of Eastman and Dodge County, which was federally declared an eligible area for public assistance following Hurricane Michael in 2018.  These homes will be offered as single-story flats ideal for helping local seniors age-in-place.  Georgia Communities is also partnering with the Heart of Georgia's Area Agency on Aging to offer Legacy Villas' residents an evidence-based wellness program proven to reduce hospitalizations and other common threats to seniors' ability to live independently.  Legacy Villas broke ground in the fall of 2019, and opened its doors to new senior residents at the end of 2020.
